Common questions
Have a question that isn't covered here? Send a note and we'll talk through what your property needs.
Ask a QuestionNo. Many services are designed specifically for absentee owners. We'll coordinate approved access details with you before the visit.
No. The property just needs to be a vacation rental within our service area. It can be a condo, house, duplex, townhome, or another type of vacation rental—the property type is not a deal breaker. Our service area covers properties south of the Intracoastal Waterway in Gulf Shores, Orange Beach, and Fort Morgan—“on the island,” as locals refer to it. Service remains subject to availability, access, and the requested scope.
Yes. We offer after-hours emergency response from 5:00 p.m. to 8:00 a.m., subject to availability, for urgent handyman-type issues that could affect a guest's stay. The standard rate is $150 for the first hour and $100 for each additional hour. Coastal Watch members receive a discounted rate of $100 for the first hour and $100 for each additional hour. We can assess the situation, complete non-licensed repairs within our scope, and help coordinate the appropriate next step. Problems requiring licensed plumbing, electrical, or HVAC work—or issues originating from another unit, a common area, or conditions outside our control—will still require building management or a qualified trade professional. For any life-safety emergency, call 911 first.
We do not perform work that requires a professional license. We focus on visual checks, maintenance, minor non-licensed repairs, setup, and owner services. We can help coordinate access for qualified providers you select or approve.
Photo updates can be included depending on the service or care plan. We'll confirm what kind of update you'll receive when scheduling.
Yes, subject to availability, building rules, and advance scheduling. We can provide access, remain on site for an agreed window, and send a completion update.
A standard call-out is $75 for up to the first hour, then $65 per additional hour. Coastal Watch members receive a reduced call-out rate of $60 for the first hour and $60 per additional hour. Parts and materials are additional. When special parts must be retrieved, travel time to and from the store is billed at the applicable hourly rate. Owner Concierge pricing is negotiated according to the agreed terms.
